Welcome Note & Real Estate News     Buoyed by the resurgence in real estate sales, the Maharashtra state government has increased stamp duty by 1% from 1st April 2022, to collect Metro Cess towards infrastructure related expenses. Due to spiralling construction costs along with hike in stamp duty, buyers will have to bear the brunt of higher real estate prices in the coming months. With the inauguration of Pune Metro this year, we hope that government is able to provide more infrastructure like this to improve the quality of lives of the citizens using the funds that it is collecting from them. As discussed in the previous newsletters, we have launched our ‘A’ wing and received a great response towards it. The strategic positioning of this wing provides an excellent view of the large Mohammadwadi Forest Reserve from the flats directly. We are on target to start the possessions in the second half of 2022 just as we had promised our buyers during the time of their booking. Enthusiastic volunteers of the Nyati County Residents Forum (NCRF) engaged in wall painting activities to make their neighbourhood clean and beautiful, on the lines of ‘Swachh Pune, Sundar Pune’ at Nyati Estate Road recently. The opening up of schools around has brought life into the NIBM Annexe “Schooling suburb” of the city, which had become quiet over the last couple of years. The overall traffic flow has improved and this has also increased the commercial activities around the project.

Outside the Project – The 24m DP road is partly completed with 8m two-lane road tarring done. The PMC drinking water and MNGL gas pipelines have been laid.
